From 1 July 2026, conveyancing is covered by the Commonwealth AML/CTF “Tranche 2” reforms. We verify your identity securely and electronically, screen and keep your matter fully compliant, and prepare a complete, compliant contract so nothing delays your transaction. It is one more way we protect you and your property.

Frequently asked questions
What is vendor disclosure?
As a seller you must attach certain documents to the contract before marketing, such as the title, drainage diagram and planning certificate. We prepare these for you.
How soon can my property go on the market?
As soon as your contract is prepared with the required disclosure documents. We turn this around promptly so you are not held up.
What is a section 66W certificate?
It waives the buyer cooling off period, allowing an unconditional exchange. It is common at auction. We advise on when it is appropriate.
What happens on settlement day?
Settlement completes electronically through PEXA. The balance is paid to you, title transfers to the buyer, and we account to you for the proceeds.
How long does conveyancing take?
Most sales settle around 42 days after exchange, though the settlement period is negotiable and set out in your contract.
What are disbursements?
Disbursements are amounts we pay to third parties on your behalf, such as title searches and certificates. They are charged at cost, on top of our professional fees.
Do I need identity verification (AML)?
Yes. From 1 July 2026 the law requires us to verify your identity before acting. We use a secure electronic check.
What is vendor disclosure?
By law your contract for sale must include certain documents, including the title, a section 10.7 planning certificate, a drainage diagram and, for apartments, the strata records. An incomplete contract can let a buyer withdraw, so we make sure yours is complete.
What is cooling off?
A cooling-off period gives a buyer a short time to withdraw after exchange. It may be shortened or waived by agreement, and does not apply to auction sales.
Should I prepare the contract before listing?
Yes. Having a complete, compliant contract ready means your property can be listed and sold without delay.
