From 1 July 2026, conveyancing is covered by the Commonwealth AML/CTF “Tranche 2” reforms. We verify your identity securely and electronically, screen and keep your matter fully compliant, and prepare a complete, compliant contract so nothing delays your transaction. It is one more way we protect you and your property.

Frequently asked questions
What is PEXA?
PEXA is the secure electronic platform used to complete property settlements in NSW, so that funds and title transfer electronically on the settlement day.
Do I need a building and pest inspection?
For a house we recommend it. It checks the property for structural issues and pests before you are committed. We can advise on timing and how it fits your contract.
How much is stamp duty?
Transfer duty is calculated on the purchase price or value of the property. First home buyers may be exempt or receive a concession. We calculate it for you.
Can you act for me if I am interstate or overseas?
Yes. The whole process, including identity verification and signing, can be completed securely and electronically.
How long does conveyancing take?
Most purchases settle around 42 days after exchange, though the settlement period is negotiable and set out in your contract.
What are disbursements?
Disbursements are amounts we pay to third parties on your behalf, such as searches and certificates. They are charged at cost, on top of our professional fees.
Do I need identity verification (AML)?
Yes. From 1 July 2026 the law requires us to verify your identity before acting. We use a secure electronic check.
What is cooling off?
For most residential purchases you have a 5 business day cooling-off period after exchange, during which you may withdraw for a small penalty. It can be shortened or waived, and does not apply at auction.
Should I sign before you review the contract?
No. Always let us review the contract first. We will explain what you are buying and any risks before you sign or pay a deposit.
Am I eligible for first home buyer concessions?
Possibly. We advise first home buyers on stamp duty exemptions and concessions and guide you through eligibility.
